A thorough check of your property's equipment: mechanical ventilation, water heater, consumer unit, meters and installations. Identify malfunctions before they become problems.
The technical survey is a complementary service to the inventory inspection that focuses specifically on the functioning of the property's equipment. Where an inventory report documents the visible condition of surfaces and elements, the technical survey verifies that the installations are working correctly and show no signs of imminent failure.
This service is aimed at buy-to-let landlords wishing to maintain their property in good condition, property managers seeking to pre-empt tenant complaints, and tenants who notice a malfunction and want an independent record before alerting the landlord.
Mechanical ventilation is a vital installation for a healthy living environment but is often overlooked. We check the correct functioning of the extraction unit (abnormal noise, vibrations), airflow at extraction vents (kitchen, bathroom, WC) using a piece of paper or anemometer, the condition of filters and grilles, and the fresh air inlets on the facade. A clogged or faulty ventilation unit encourages damp, mould and deterioration of paintwork.
We check the visible condition of the tank (signs of corrosion, weeping around the pressure relief valve), verify the temperature setting, and test the flow rate and temperature rise of the domestic hot water at various draw-off points. For boilers, we record status indicators, circuit pressure and flag any error code displayed.
We verify the presence and correct functioning of the main circuit breaker and the 30 mA RCD, circuit identification (labelling), the visible tightness of connections, and the absence of bare wires or randomly tripping breakers. This visual check does not replace a statutory electrical diagnostic but detects the most common anomalies.
Beyond simply recording meter readings, we check the accessibility of meters, the absence of visible leaks downstream of the water meter (by watching the needle when all taps are closed), and the correct functioning of the Linky smart meter or standard meter. We note the serial number of each meter to facilitate dealings with energy suppliers.
Flow rate test at each draw-off point, check of the watertightness of visible connections under sinks and washbasins, assessment of drainage flow speed (indicating partial blockage), condition of shower hoses and washing machine connections. Discreet leaks under kitchen and bathroom units are a common source of water damage that regular checks can prevent.
The technical survey report is a concise, practical document. For each item of equipment checked, it records the condition found (satisfactory, monitor, intervention recommended), describes any anomaly and formulates an action recommendation with an urgency level.
This format allows the landlord or property manager to plan maintenance work in a prioritised way, addressing first the malfunctions most likely to cause damage (water leak, electrical fault) and scheduling preventive maintenance (ventilation cleaning, water heater descaling) at a reasonable future date.

No. The technical survey is a visual and functional check of the equipment. It does not replace the mandatory statutory diagnostics (Energy Performance Certificate, asbestos, lead, electricity, gas) which must be carried out by certified surveyors. Our survey is complementary: it identifies day-to-day apparent malfunctions.
For buy-to-let landlords, we recommend an annual or biennial technical survey, ideally before the heating season. This regularity allows emerging problems (minor leaks, clogged ventilation, early corrosion) to be detected before they develop into costly repairs.
We do not inspect internal gas installations (the responsibility of a certified gas diagnostician), chimney flues (chimney sweep), or concealed services (pipework inside walls, cables under conduit). Our check is limited to the visible and accessible parts of installations.
Absolutely, and that is our recommendation. Carrying out the technical survey at the same time as the inventory inspection allows for a more thorough equipment examination at a combined advantageous rate. All observations are integrated into a single report.
