The unfurnished property inspection forms the core of our activity. With no furniture to inventory, full attention is devoted to the building fabric: quality of wall finishes, condition of floors, functioning of opening elements, and integrity of visible sanitary and electrical installations.

This focus on surfaces and fixed equipment allows for a particularly thorough inspection. The entire visit time is dedicated to examining the property itself, guaranteeing a level of detail that inspections carried out in a few minutes between private individuals simply cannot achieve.

Detailed Surface Inspection

Walls and Partitions

Type of finish (paint, wallpaper, render, roughcast, timber cladding), colour, general condition. We record cracks, damp patches, stains, fixing holes, peeling wallpaper and any visible anomaly. Corners and window reveals receive particular attention.

Floors

Type of covering and condition recorded for each room. Parquet: scratches, warped boards, open joints. Tiles: cracked tiles, missing grout. Flexible covering: tears, buckling, burns. Door thresholds and skirting boards are also examined.

Ceilings

Condition of paint or covering, presence of cracks, signs of old or recent water damage, condition of ceiling roses and cornices where applicable. In older Bordeaux buildings, ceilings often warrant careful inspection.

Technical Equipment Checked

Beyond surfaces, our inspection covers all fixed equipment in the property. Key inspection points include:

Woodwork and Opening Elements

Windows, French doors, roller or hinged shutters, interior doors and front door. We verify the correct functioning of each opening element (opening, closing, locking), the condition of seals, handles and glazing. Blinds and louvred shutters are tested individually.

Sanitary Installations

Taps (flow rate, no leaks), washbasins, bath or shower (condition of enamel, tray, hose and head), WC (flush mechanism, bowl and seat condition), traps and drainage. Silicone seals are inspected as their replacement is a common tenant repair.

Visible Electrical Installations

Sockets, switches, light fittings (lamp holders and wall lights), consumer unit (circuit breakers, RCD). We check that switches are working and note any broken or missing elements. The location of the consumer unit and meter is recorded.

Heating and Ventilation

Radiators or convectors (number, type, condition), thermostat, boiler or water heater (make, visible condition), mechanical ventilation (correct functioning of extraction vents). During the heating season we test that the heating system starts correctly.

Meter Readings

Meter readings are an essential component of the unfurnished property inspection. They define the boundary of consumption between the outgoing and incoming tenant, avoiding disputes when charges are settled.

We record the readings of all accessible individual meters: electricity (peak and off-peak for dual-rate meters, or Linky smart meter), mains gas, cold water and domestic hot water. Each reading is photographed and included in the report. If a meter is located in an inaccessible service room on the day of the visit, we note this and recommend a supplementary reading.
