An inventory report for commercial premises differs significantly from a residential one. Areas are often larger, technical equipment more complex, and financial stakes considerably higher. The French Pinel Act of 18 June 2014 made the jointly agreed inventory report mandatory for commercial leases, closing a gap that had been the source of much litigation. In addition to the standard inspection of finishes and woodwork, commercial premises contain specific elements that we systematically document:
Condition of shopfront glazing, external woodwork, signage and facade elements attached to the premises. These elements often represent a significant part of the property's value and warrant precise photographic documentation.
Functioning of the roller shutter (manual or motorised), visible condition, locks, keypads and badge access control systems. A full inventory of keys and access cards is recorded in the report.
Presence and visible condition of the alarm panel, detectors and keypads. We note the existence of this equipment and its visible condition without substituting ourselves for approved inspection bodies.
Presence and condition of emergency exits, emergency lighting units (ELUs), fire extinguishers (number, type, visible inspection date) and displayed evacuation plan. Presence noted only — no regulatory certification carried out.
