Geolocated HD Photos

Every photo included in our inventory reports is captured in high definition using a calibrated professional camera. The resolution allows zooming into details without any loss of quality: hairline cracks in a tile, early damp marks behind a piece of furniture, a scratch on a worktop.

The EXIF metadata of each image includes the GPS coordinates of the location and the sensor orientation. This geographic information, invisible to the naked eye but readable by any image analysis software, confirms that the photo was taken in the property in question and was not imported from another source.

This geographic traceability considerably strengthens the evidential value of the photos in the event of a dispute. An expert witness can instantly verify the consistency between the property address and the coordinates recorded in the file.

360° Capture: Total Immersion

Alongside standard photos, we use a 360° camera that captures an entire room in a single spherical shot. The result is an interactive virtual tour in which the reader of the report can navigate freely, as if physically standing in the centre of the room.

This technology offers a unique advantage: it eliminates blind spots. Where a series of standard photos might inadvertently miss a wall section or corner, a 360° capture records the entire environment without exception. No detail can be "forgotten" or disputed as not having been documented.

360° captures are particularly valuable for large open-plan spaces (through living rooms, lofts, commercial premises) where dozens of standard photos would be needed to cover all surfaces. They are also a precious tool for landlords who manage their properties remotely.

eIDAS-Certified Timestamping

Timestamping is the mechanism that guarantees the temporal integrity of photographic documentation. The European eIDAS regulation (electronic IDentification, Authentication and trust Services) provides the legal framework for digital trust services, including qualified timestamping.

In practice, each photo is associated with a timestamp token issued by a certified trust authority. This token attests that the file existed in its current form at the stated date and time. Any subsequent modification of the file (retouching, cropping, adding text) would automatically invalidate the token, making falsification detectable.

This level of certification gives the photos in our reports significantly stronger evidential value than simple smartphone images. In the event of legal proceedings, eIDAS timestamping is recognised by the courts of all 27 EU member states.

eIDAS (electronic IDentification, Authentication and trust Services) timestamping is a time-certification mechanism compliant with the EU regulation of the same name. It legally and irrefutably attests that a digital file (in this case, a photo) existed at a specific date and time. This mechanism makes any subsequent undetected modification impossible.

No, they complement them. Standard high-definition photos remain essential for documenting details (cracks, scratches, specific defects). The 360° photos provide an immersive overview of each room, useful for understanding the layout and general condition. Both formats combined produce the most complete documentation.

The 360° photos are viewable via an interactive link embedded in the digital report. From a computer, tablet or smartphone, you can navigate freely through each room by rotating the view 360 degrees. The link remains active for the duration of the tenancy and beyond.

The number of photos varies depending on the size of the property. For a two-bedroom flat, expect between 80 and 120 standard HD photos, plus 4 to 6 360° captures. For a five-bedroom property, this can exceed 200 HD photos and 10 360° captures. Each photo is captioned and linked to the element it documents in the report.
